Like Adam says, this is almost a waste of time given the fact the tenant is often judgment proof, but sometimes there is something to recover (rare circumstances unless you have class A tenants)Fortunately, as a whole Ohio is pretty reasonable as far as the eviction process goes and it does not take too long in the grand scheme of things.

I am going to take the contrarian view here of kick the bastards out BP members LOL.if they are paying 100 a month extra and are current I would accept that.. and if your selling in a year it becomes moot and they owe you 1k.. you do an eviction and turn over right now and I flat guarantee you it will cost you more than the grand they will stiff you for.if they fail to pay anymore then take the kick the bastards out BP mantra and do just that.. 1k is just nothing money don't want to fight over that.. 

A drywall crew isnt going to mobilize for less than a grand.

So, if I do the math right, I made $36.4 million ($2.2 million of that goes to my ex-wife), but I am looking at the grand total.

If that’s the case they’re all in at 68k and with a couple grand in closing costs, commissions etc their net is around 11k.

On my big current project, so nice I had to move in and would like to stay if I can swing a plan to cover the $30k/yr property tax alone and if I have to sell, should fetch around $1.3 or $1.4M, an unexpected 5 grand is just a small part of the contingency budget.

You could really hustle and maybe get mid-40s.We are honestly okay with even paying a few grand out of pocket every year, because we'll hopefully be spending several weeks a year there.

Okay I think the big thing here is to understand the risks to purely wholesalingYou need money for marketing,  a good area for cash Buyers that are buying now,savings for personal expenses plus savings for marketing and other business expensesSo if it takes you three grand a month personal expenses plus another two grand of business expenses that's 6 months  x 5k or 30,000Now if you're a transaction engineer, you can also go after expired listings and help sellers sell pretty houses with lease option assignmentsOr you can buy on sub2 or a wrapYour exit strategy can be lease to own and earn 3%Or on a minor rehab,  you can do a joint venture with the seller, give the seller a note with no payments for their equity for four months, use private money for the minor rehab, and resell to a retail buyer.
