Any ideas/thoughts you're trying to do with the cash out refi or just do a HELOC so you can tap into that funds whenever you need instead a full draw for the cash out transaction?

Just a tip: make sure you go into it with an experienced brokerage who really know their way around.I’ve personally been helping international investors get into the Dubai scene and work with experienced local companies that handle everything from start to finish. 

@Kathleen Andrade My insurance company won’t let me rent to college students of any kind.

Make sure you ae confident with what you are doing and the time that it will take away from whatever else you have going on.Don't worry too much about cash flow in the beginning especially when you are working with limited funds. 

Also, there are PM companies that charge a flat fee vs percentage. 

It was a big headache, but there are companies that will do it. 

@Amber DouglasIf you are confident in renting the 6 unit and have funds to carry you through the rehab and lease up then it all comes down to the numbers.
