Hello BP friends,My name is John and I just recently moved to Georgia from the expensive state of California and looking to eventually transition out of my normal career and invest in real estate full time.

Keep in mind a management company may be your friend if you are out of state.

I feel like I have a good pulse on the market here in Colorado and have not noticed a large uptick in inventory however deal flow has increased recently and our offers are being accepted without as much competition.  

As far as looking for a 4-plex, the market in Bakersfield is currently very competitive (i.e. multiple offers, some cash offers, quick closing, etc.).  

Don't second guess yourselves for years because you're worried your friends and family will think you made a bad investment or don't know what you're doing.  

For instance, my best friend @Sebastian Kressley and I are both "newbies".

Does anyone have recommendations on a contractor they have used who is able to complete a project financed with a 203k loan?
