Ideally we are looking to purchase these properties, but we are certainly interested in joint-venturing or providing cleanup work for the owners as well if they would not be interested in selling the property.In an effort to help search for these properties, I was hoping to connect with a local real estate broker, who could help keep an eye out for these types of properties, compensated for by a finder's fee % of the profit if a cleanup deal goes through.

@Mitchell Litam   I totally agree, I would ideally like to find a deal that allows positive cash flow but even if I don't and end up having to only pay a couple hundred dollars for a place to live that i'm gaining equity in is not too bad of a situation to be in.

Ideally, the accounting would reflect how much each member is able to entitled to safely withdraw (for instance, after a year of positive cash flow).

Gray areas aren't ideal to play around with especially if they can have you end up in court for a few thousand dollars worth of gain (which would be a loss at that point).
