It's not "free" to sell a home, it's not just the realtor fees but getting a home "sale ready" is often different than "rent ready" and that doesn't even include potential for vacancy expenses and holding costs during the sales process.

I can't sell houses for 200k when it costs me 220k to build them.. so you have to build higher up the food chain where the $/sf is higher.

Don't get me wrong.. as soon as it's 100% done I'll list MLS with my realtor (who is great), but just thinking of listing it when it's 85% done, to try and get a private sale (mainly to save on realtor commissions).

Hi -  We are under contract on our first buy and hold that we have been able to find that has decent numbers...Would appreciate any reaction or input anyone has to this deal...good/bad/bad assumptions etc.Location - 63rd and Halsted (very close to the new whole foods developmentProperty - Grey stone with 2 units (3 bed/1 bath) unfinished basement with laundy and 2 car garage.

It is a specific type of investment wherein a turnkey company (or turnkey 'provider') finds a property that needs work, does that work, sells it to an investor (the sale should close after all rehab and inspection items are taken care of), and then manages it, passing on the net rental income to the new owner.
