It always drove us nuts when a tenant moved out of a single family & the cash flow was $0 or negative, even for a short period of time.  

Other people are going after the same nut you think you are entitled too because you are part of "the cartel."

That impact driver I mentioned above is a vast improvement over a basic drill.For electrical work, side cutters, line man's pliers, needle nose, strippers, drill and spade bits, and a fish tape.

There is a big difference between being a successful REI that has one or two contracts per month, to a big fish company that has 100 of thousands of $ in reliable inventory to move and equity as a result.

I'd suck it up and get a couple more cabinets to put over one and get a coordinating fridge (Don't have to go nuts with a $2,500 French door one with the bottom freezer and all the fancy stuff.

While Kiyosaki's RD PD, fictitious or not, was one of my inspirations and was very inspiring for many of the guests that appear on the BP podcasts, the actual nuts and bolts of being a RE investor can be learned through BP online and in meetups, and a few key books.  

@Justin C.NYC and the surrounding area is a hard nut to crack.

Make sure you aren't dealing with a nut job.  

I'd do it again but now I live with my boyfriend and it would drive him nuts.
