Many of the secondary market buyers of loans, or guarantors, like Fannie Mae and Freddie Mac are Government sponsored entities, whose purpose is to promote home ownership.

Regardless of state law (most of which require lots of disclosure), as a real estate agent or broker, do you disclose what you plan to do with the property after you purchase from a non bank or government owned property.

Housing discrimination based on race, color, national origin, religion, sex, family status, or disability is illegal by federal law (HUD Discrimination).

Unfortunately, large, bureaucratic government entities are part of our continued existence.  

They tend to focus on doing stuff like the following:If there's a religious statue, message, art installation or the like on government grounds, such as on court property, public schools or other areas, they petition for an equal right to install a message.  

Ergo, I don't see many companies enthusiastically picking up and moving their people to come here.As part of its dying, Pittsburgh currently survives on a torrent of federal money coming into this area to house, feed, and medically provide for its elderly population.

Also, the ADA does not apply to residential housing unless you're using federal funds and even in those instances, you can get variances for certain requirements.

Even with the moratorium technically lifted... the federal one is still in place and I'd be very wary of buying something tenanted with a long term tenant unless they are super solid.
