If you start of with an LLC the best you can do is an ARM loan and as of right now and the way the financial markets are going, I'm not to keen on risking a monumental hike in 10yrs that kills all cash flow.

They will be portfolio loans, and will typically have terms that are similar to commercial loans. (3-10y ARMS). 30-y fixed are generally not worth it due to a very high rate.

I'm not sure how many of these lenders operate nationally.I wound up going with US Bank for the purchase of the land and they would have done a 20% down payment loan on a 3 year ARM for it.
