I went the address, vacant, found an "open" window and gave the inside a quick once over and talked to the neighbors.By the time the seller called me back at 5:30 I already had a contract filled out except for price, at 6:30 we had both signed.The next day I was sitting in the RE office where I had my license (part timer, strictly for working the foreclosure market) and one of the other agents saw the ad in the Greensheet.

Just another non-scientific poll from me :whistle:For those that are just starting off or working on larger rehabs paying cash for the complete project may not be an option.Most local banks (at least in this market) will not do 100% financing unless a track record has been established.
