I recommend either finding a partner, mentor, or even an experienced friend help you if you don't have this experience.

For example, instead of saying, "I'm investor and have a list of clients that Im trying to help to gain ownership on a house," try something like, "I help home buyers who can't secure traditional financing seek nontraditional methods of financing their purchase."
