For all my folks in California, San Diego and greater area more specifically, what are the renovations/style you are seeing/doing that assessors are looking for when deciding the value of your property? 

We have a Spanish hacienda-style home, with outstanding views and lots of space.

There are a ton of options out there, you'll just want to pick the ones that best suit your investment style.

There are also a couple of variants of the plank style of vinyl flooring.  

Snow/Lawn - depending on building style - but a 4plex - common for landlord to pay it.

I recommend consulting with your real estate agent on the process, but generally the appraiser could be provided a list of comps, a schedule of repairs/upgrades performed on the property, or a variety of other data points that could help the appraiser better understand the condition and value of the subject property.As an example, I know of instances in Colorado where a specific model or style of home sells for a higher premium than other styles.  

If they decide I'm not their style or they want to work with someone else I rather them just tell me.

To avoid analysis paralysis, should I just commit to a house-hack style even if SoCal is a sky-high market?

Would it be more beneficial to try another strategy like a live in flip on a single family home BRRRR style?

Where most people struggle with brrrr and flipping is they don’t understand style and quality and how to negotiate.
