Maybe a finance-related position with a company in the real estate space like a construction company or a bank / mortgage company. 

not really, but if it's a smaller bank then that explains why they are staying so tight.

I have few REOs I'm about to make offers on  however banks does not accept assignment.

From a bank standpoint, they will have a clear picture of who owns what and has what degree of liability;  however, all of the investors will have to produce tax returns and documents to the bank to show they are credit worthy. 

I called Bank of America because that’s who I bank with but it seem like it was nearly impossible with them.

You will learn how to budget rehab costs, what things you enjoy doing and what you will pay someone else to do, how to find renters, the buying and selling process, etc.

If they want to pay more than 40%, make sure it is by wire transfer from a domestic bank. 

It would be a lot of work (that part I'm fine with) but I'm not sure if I would enjoy the actual job of being a real estate agent.

My usual go to bank can't finance it because the contract isn't between myself and the actual seller.
