With most of them I engage in a debt partnerships at a good rate of return (for example 7% for a mortgage in the first lien position for 3-5 years) so they can be absentee real estate investors.

I would, however, recommend that you only consider investing in any sort of partnership if you understand the business the partnership is engaging in well enough that you could step in and run the business.
