Lastly once you have selected your PM, I'm curious to know how you engage with them.

With most of them I engage in a debt partnerships at a good rate of return (for example 7% for a mortgage in the first lien position for 3-5 years) so they can be absentee real estate investors.

I would, however, recommend that you only consider investing in any sort of partnership if you understand the business the partnership is engaging in well enough that you could step in and run the business.  

So probably would be worth engaging a lawyer if you want to legitimize it.

Our current investment holdings now consist of an inherited condo that made us accidental landlords and at the same time spurred our already investment-curious minds into getting engaged in real estate investment and to that end, a newly purchased 4-unit apartment building - I'll post more about that separately.
