You're right, don't over build, you can't make a silk purse out of a sow's ear, so don't buy a sow's ear, Do buy the cheapest house on the block, that gives you room to force appreciation.Unless you're a cash buyer, don't buy homes you can't finance!

I have and use Google voice. it has no impact to your phone bill. they give you a separate phone number that is forwarded to your existing phone. you can set up a separate voice mail if you'd like. you can also set times for the phone to ring meaning that if someone calls your Google voice number at 2am, you can have it go right to voicemail. hope that helps. btw it's also 100% free.

We started using the RING cameras and it seems be working so far. 

Keep all utilities, cable, HOA, in your name only and title of property.Either you put a ring on this girls finger.. or she'll end up ringing your neck down the road..There is no fair way of splitting expenses,, your gaining equity on property,,, and have tax write off's she won't.. so keep that in mind.

You have to maintain lawns, pay utility bills, handle complaints about how to operate the TV remote control or track down a wedding ring that was lost in the house.
