The products they offer seem to be exactly what I am looking for.

Having to have them made or wait a few days or have to call and deal with quotes and all that -- pass.Find an in-stock product you like and use it. 

HomePossible (Freddie Mac) is not a renovation product. 

They have a great product and amazing customer service

That gives them incentive to follow through and if they miss deadlines then you know they aren't serious about buying the end product. 

We‘re nor sure how to fInance the next property we have about $30k of liquid cash that we’re comfortable spending if need be, but would definitely be more comfortable using OPM and not losing our leverage.

I agree with the previous posts, the tariffs brought an almost immediate increase in appliance prices, but from what I've seen it mainly affected the higher end products.

When you own an apartment complex that has a minimum of 32 units you will be able to hire a property managed by an experienced Property Management Company on a daily basis and free you up to be more productive. 

At this point everything you are saying is counter productive to doing business.
