I have no money to start, no credit but tons of drive and ambition.  

indeed, some areas of California can be a tough nut to crack, especially much of Southern California and the Bay Area for example...but sometimes you can drive to outlying areas and find far more affordable property.  

Our apartment gets so hot from the surrounding units there is no need to use our heat ever.

I avg 17mpg around my drive area & >22 on the HWY in a new Ram 1500.

Demographics: 3 big neighborhoods surround with 20k+ vehicles passing by on 4-lane daily.  1151 N Loop 336 E Conroe, Tx 77304

Nothing sounds nicer now that i'm trying to invest than being able to drive a p.o.s car and have way less things to be debt free than to have the amenities that i cant seem to sell and debt hanging over my head...

I recommend checking out Milwaukee for lucrative cash flow deals within a reasonable drive. 

I believe this area is up & coming.Although I'd like to make money, profit is not my driving factor & I may keep the house.  

It was farther from town than ideal and would be farther for most to drive to work and hence slightly more difficult to keep rented.  

Cities that surround me are the following: Crete, Park Forest, Chicago Heights, Matteson, Sauk Village, Orland Park, and Tinley Park.
