Say goodbye to tracking individual receipts - every single SKU that you buy goes online... this is true for both HD and Lowes.It's also super helpful to be able to hand your key players a charge card and stop having to do endless phone sales (Which take FOREVER if there's a line)IMO, it's a lot more helpful than having a business CC with employee cards... wrangling receipts is never, ever fun or easy when you're dealing with a process that may entail several trips a day to various stores.I also encourage the use of gas account cards for underlings for the same reason - they report every dime spent to your online account.

Where I live, the lease cycle is dominated by the college school year on Sept 1st.

Don't be afraid to replace the players and let them know about the high standards you expect and that should reduce some of the problems.

I've spent the last month and half going through the wealth of information on this site, listening to the podcasts, trying to educate myself about real estate investing, and the industry as a whole, as best I can.Now that I have a base knowledge of the various businesses and players within the real estate industry - and my wonderful girlfriend is willing to support my endeavours - I'm ready to commit and am seeking to make inroads.

Also, if you have the ability, include POF and stress that you are a true buyer and not a game player.

The Atlanta and Georgia REIA are great organizations you can join to network with different players and learn multiple facets of real estate.

IE represented the B ball player and us. had great reporte' with Wells.. who we cramed down.. we could not have done the deal without her help.fast forward.. we bought it for 1.7mil.. put 1.3 million in it.. and she sold it to a buyer she had in the wings for 5mil the day it hit the market.. . so for her she made 6 points on the 1.7 mil sale to us.. she was instrumental in working with our designer throughout the whole process.. and then we paid her 3 points to sell it to her buyer.. so on that one transaction she made about 550k.. in commissions. it was 12 months start to finish.
