I have the exact same car only in white so I'd go with RHAB PRO or maybe just my name both of them gets me to seven letters.. haha- I'm saving my name for the Bentley...haha

Now that being said my houses I own personally are all returning at least double digit returns, but I wouldn't consider buying a property here if it was only going to return 3-5% I'd rather buy a big screen tv :)

So, the standard answer is no.However, the IRS did issue two Private Letter Rulings in 2002 and 2003 that essentially did allow the taxpayer to 1031 Exchange into property they already owned.
