The issue with a non conforming property, while legal, is that if the building ever had damages of 50% or more, it can not be rebuilt to 4 units...it would have be rebuilt/converted to 2 units.If what you are looking at is truly non conforming, it is legal, but financing will be difficult due to this requirement.I suspect what you’re looking at though is actually an Illegally duplex converted to 4 units.
