Typically when you clean a carpet you are cleaning the surface of the fiber, and if the carpet is maintained properly this is sufficient, How ever a abused carpet will have soils, oils, urine ect. absorbed into the fiber, into the backing, into the padding and even into the subfloor.

They need to have a notice of whether their application has been accepted or rejected, and if rejected, why, and if due to credit, a notice about being denied due to credit, from what credit agency you got the report, etc.

You cannot deny the family because of the lead paint either, that's considered discrimination (you're refusing them because they have a kid) and is against the anti-discrimination laws of the state.
