You'll need to know exactly what you want going in the door 'cause the customer service is not up to par, but prices are great!

I think you should be a little more conservative, not over the top cause its already hard to find deals in our market, but you don t want to under analyze a property and be stuck with a "not so good deal".To evaluate the vacancy rate I would use the SCHL website, here is the link,  https://www03.cmhc-schl.gc.ca/hmip-pimh/fr#Profile...However, I usually add 2-4% to the rate shown.

More risk in terms of collections and damage by tenants or other external influences (i.e. thieves).

Those who invest in physical property to earn money as rent must also make themselves available to tenants and manage potential problems within the building, such as conflicts between tenants or legal disputes over damage to the property.

So I have to conduct a lot of business via email or voicemail tag which isn't the most efficient method of conducting business and causes things to take forever.
