Also, I have seen it posted here on Biggerpockets that investors need to use these funds quickly because they become very expensive, so I think it is crucial to attend closing with the knowledge of how to get it as efficiently as possible.

Need either garage or storage of some sort, it is an important feature compared to other properties.

There's a search feature for the forums...I'd suggest using it when possible.

Even has an option to generate a property repair checklist to submit...it's a pretty cool feature.

Adding affordability (along with quality green built features) probably makes this the most sustainable concept in building.
