Hey @Brennan DohertyBelieve me the search function is pretty easy, and if you skip using it regularly, be prepared for some rather snarky commentary on why you should use it.That being said, I assure you I found these threads using the search in less time than it took you to write your post, just dump in Car Advertising or Mobile Advertising.

In Florida the rental agreements the Realtors were using are more biased towards the tenant than the Landlord so I have a 2 page addendum to cover "Financial Responsibility" (If sued any damages or compensation can only come from the LLC or property the LLC owns), Smoke Detectors (Sounds small but failing to maintain could bankrupt you or be costly) My tenants need to notify me within 5 days of discovering one is not functioning

This is a general discussion question...I am curious as to where you get your data, as a Broker nand an Appraiser, I would think that it is critical for the fix and flipper, buy and holder, wannabe wholesaler, or general investor to have MLS access...do you also preview what is on the market when attempting to make a rational investment decision in order to have a strong ARV as well as an understanding of what others are supplying in the same price point, ie. the competition, I put zero credibility or credence in Zillow, yet I see so many people placing emphasis on this weighted algorithm...understanding that this is a big country with many different markets, I am curious to hear your feedback.
