Jordan B. Security Deposit transfer with inherited tenants??

In MA it is very technical and frequently my buyers have the security deposits returned to the tenants in case they have not been held the correct way or they could become liable.A couple of times I have had to go back after the seller because the tenant was able to prove they gave a deposit and the seller said there was none so my buyer client was on the hook.

Hi guys, I'm new to the BP. been to the sheriff auction in Dallas few times and bought couple of properties through the sheriff sale (the ones behind their taxes - most of the cases start with TX-)I have seen some cases were won through civil court being sold through the sheriff and im kinda confused a bit in this regard.my questions are:1-I have seen By Virtue of order of sale and By Virtue of writ of execution what is the difference between them if I win at the auction?

A couple of my tenants ultimately did move out within the last year (PM came in March 2017)  but they were both long term anyway and were buying their own homes and starting/growing families,  so I imagine they would have moved anyway.
