Big risk...if the distribution of the tenants is not met, say after an audit it is discovered that there were too few low income persons and too many moderate or over income tenants, the project will be out of compliance.

The HW company would notify me each time they paid a claim.A few years later when I found out the wife's maiden name and discovered she was the sister of 3 of the toughest attorneys in town, I could see where that would have gone without the HW and my company handyman doing favors on the property for them.

Examples;Here's the first month's rent and 1/2 the deposit now, I'll bring the rest when I get paid on Friday.CORRECT RESPONSE (ie; not always the one that I did at the time): Fine, you can have the keys when I get the rest of the moneyOh the bank will never accept an offer that low, we've submitted other offers and they've never responded to any of them.CR: Then put in a clause that they must respond to our offer with 3 business days.I can't pay the full rent today, but I'll pay you two months next month.CR: OK that's fine, but in the meantime here's your 3 DAY NOTICE TO CURE, if you get both months paid before the judge evicts you, you'll still be here.OK, we're all moved out, except for a couple of boxes in the garage.CR: Fine but your rent continues until you're ALL MOVED OUT and we can't do your walk through, and you'll notice that your lease calls for a penalty of $30/day plus normal rent for "holdovers".Just a few.all cash

Unless you include the gouging in NO during the Katrina aftermath, our oil prices are still below 'inflation adjusted' records.I think one of our biggest issues is that oil is considered a 'limited resource'. yet we continue to pour research $$ into ways to product MORE oil QUICKER. and drive down costs. when in fact, we should probably have been investing in ways of driving down demand. but with they hybrid boom, i think we are finally seeing that. hopefully it will continue even after (if) prices drop.happy Wednesday-
