There is no direct support underneath the rim of that structure other than the two posts at the stairs so your point load is transferring to the ground only through those two posts, the stair connection and whatever fasteners are holding the ledger board in place.

You don't.The deposit money should have been transferred to the now owner from the previous owner at settlement, usually as a credit off the sale price.

You may get your first client and work with them for months before they buy or sell, and then you have to wait for the property to transfer to get paid.

From my reading of many other posts on this topic, REO Contracts generally prohibit "assigning" the Contract to a different person, which means that before you can wholesale or flip their property, the property has to be paid for and title transferred into the name of the person/entity on the Contract.

One you can purchase on a land contract or lease option and not transfer the title until you own it free and clear, or you can place the property into a trust, actually your mother can do this as a matter of estate planning.

@Kenneth LeBeau,In most counties (except several California counties) title can submit both Deeds to be recorded in the priority they indicate to the recorder (your purchase first and your resale right behind it).You can always execute documents before an actual legal closing and transfer of title takes place.
