My Canadian friends hold their NY properties under LLC’s, there should be no double taxation since the LLC does not pay income tax because it’s just a flow-through entity.I would stay away from long distance investing (Florida).

So my area would span a 50 mile radius, from thousand oaks to san bernardino/riverside to orange county.I'd be willing to increase that distance a bit to find deals though.Where are CA outliers located?

I've managed my portfolio form a distance (3 hrs) and through a poop PM ( you know who you are, shame on you) and kept it afloat but what i have left I'm threated to lose.
