There are a few factors to include, such as cost of setting up the LLC (I am in Colorado where it is cheap and easy) and asset protection.

Primary concerns were that DocuSign signatures could easily be manipulated or forged, opening the door for the individuals filing bankruptcy to claim that they were not the signers – thus impacting the integrity of the legal system.

Check with the city or county planning and zoning department to get an idea of what you can build and what is required for all approvals including site plan and building permits, proffers, water/sewer tap fees, bonding requirements, inspections and CO process and time frame for all approvals.You also need to check with the utility companies and get an idea of availability and cost estimates from them for water, sewer, power, gas, cable, installation and connection requirements, tap fees, hookup charges, transformer location and relocation, power line and power pole relocation issues.

Tread lightly my friend and try to turn over every stone, have a title co. do a search on the property few hundred bucks now could save you thousands in the long run. this person does not know the bank or how much is left on the loan, does not sound right.

My question: Can I meet that requirement with a co-signer that DOES meet that specific requirement as well as the other ones that go along with it?

As a 20 year old college student, I can't get a standard bank loan without a cosigner, and I would rather just purchase properties using land contract.
