Pay attention to the little things: faucets, cabinets, cabinet hardware, ALL floors (not just the carpeted areas) light switch covers, outlet covers, sinks, baseboards, counter tops, light fixtures, these small things can add up quickly in material and/or labor costs.

You want to know how much a water heater cost, new flooring, a new fridge, stove, toilet, vanities, cabinets, doors ect.

I am talking about my property (ie, appliances, cabinets, carpet).

On this project, he went over the roof to the foundation problems and even details like when to re-use kitchen cabinets.

According to the sellers, the tenants auto insurance is paying for the damage to the exterior but they are waiting to find out if the tenants renters insurance will pay for other damage to the interior (mold, broken cabinets, trashed carpet, etc). 

ALL OVER, on top of kitchen counters, on top of my table saw, all over floor tiles, on wood cabinets, on window sills, then I found a dead duck!

So they told him, we don't have that many title transfers between the local government and the state, and whoever you use didn't know we kept the files in a separate cabinet over there, pointing to it.

I'll be visiting the units this weekend to assess their condition, but I expect they will need new flooring and possibly new cabinets and appliances.  

Tenants not using oak kitchen cabinets because they're germophobic about wood(!).

The only "done deal" is we need to finish the bathroom (doing same thing whether rental or selling) and the kitchen (fairly well set on the Klearvue cabinets).
