I am in the research phase for my first property looking to do hardwoods floors, new cabinets in kitchen, new countertops for kitchen, new kitchen appliances, new bathroom vanity, new toilet, and tile for bathroom floor and shower.

if you rented it with those cabinets, counters and appliances, I wouldn't spend anymore than necessary to replace a non working dishwasher.

A tree fell on our house after we owned it for 6 months and completely destroyed everything BUT the kitchen (which we repainted the cabinets white and got new appliances anyway so it looked fairly updated).  6 months later, we got to move into it again and a year or 2 later, foreclosure since the housing market was bad and we moved to a new state.

Personally, I do not like doing them, however, I have had success in a few.  1 was a home where my buyers didn't want to see the home, because the pictures showed ugly cabinets.
