I'd run this by your broker to make sure you're not breaking any office rules, but I am also licensed in CO and see no issue with it.

Hello Fellow investors and Real Estate Brokers,I recently had a couleague approach me and asked if I could help with some finances, he is a great real estate agent and has a few closings coming up, but he was in a pinch now.

I have about 30 years of construction management and I held a real estate broker license for about 30 years and I might sound opinionated but I'm speaking from my knowledge and my heart about this. 

@Don Carey this is typical with most conventional residential mortgage brokers and is called seasoning. 

I've seen people buy land, expecting to build a hotel because the broker said it would be allowed, then the city requires a lot more costs for that use and the owner is upset.

@Rangsey Chum These would be great questions for a mortgage broker, if you’re looking for traditional financing options.

I am seeing that people have one large policy that can cover a portfolio and simplify things, would be great to find a broker or company with experience that could set something like that up.

Don’t be surprised if the broker wants to see a copy of your contract to ensure it is valid.  

You can also work with a mortgage broker, who should be able to find a lender for you that will offer you a HELOC.
