Hi Everyone,Thinking of doing a 1031 exchange and getting into a Triple N investment.

Breaking free from it all was one of the best things I've personally ever done financially.

Once you rehab it and maybe put $50k of "sweat equity into it", it would be worth $200k, but they would sell it to you for $150k seller financing after the down payment.So, on the surface it sounds great because you aren't coming out of pocket, but in reality if you have the means to close the deal in cash or with any kind of financing like a hard money loan you would likely be better off. 

Look into Buildium to start.

As a backup to your idea, look into house hacking. 

Has anyone looked into the ROI comparisons for these amenities and decided one over the other? 

Plan to 1031X into a $1M property with a partner.

After doing some research, I’ve been looking into working with wholesalers and fix/flips to help build capital.
