If you are trying to blend one project with the next I would use the same discount rates and weight the projects by their overall value to come up with an overall return for the rental portfolio.

To make it successful, especially in smaller deals like a 1,200 sq ft retail space you may be looking at startup businesses, you really need to know if your tenant can pull the weight, make the payments or go bust.

There are three approaches, market, cost and income, you may need to give greater weight to the other two.

Nc Mark,I checked out the table of contents on line for the Age of Spiritual Machines and it sounds interesting.I noticed a chapter about giving bodies to machines.

I believe the States need some overall governing body but that the majority of government needs to be left in their hands.

I'm sure there will be hurricane straps required. your also gonna need to assess and check with building to make sure the first floors walls can carry the new 2nd floor. you may need to add some structural to carry the load. your taking what was essentially a finished attic on the Cape and adding the weight of the whole 2nd floor. also as someone else said earlier think about how it's going to look from the outisde. the first floor wall is gonna be pretty tall.

Though its only 25 min from you , its rare it works out that way so don't let them carry too much weight.
