If the tenant doesn't pay the bill by the time they send me their rent, I will deduct the repair from the rent, when they do send it to me, as I have stated in my Lease Agreement that any money received in my office will be applied to any outstanding bills first.  

We are going to schedule a walk through with tenants on day that we receive back the keys.

I also just received an email from the buyer this morning stating he is holding out this month's payment and future payments in case he needs them for legal defense.

Bottom line, is just keep pushing it and set yourself up on realtor.com to receive new listing or modified listings so you give yourself a better chance of seeing what is out there.

You should be receiving maintenance request via email and you should do the work instead of leaving it to him.  

@Artem Lopatchenko some banks do in fact require a business plan if you are attempting to receive a business line of credit or some kind of business related loan. if you can set up a flipbook with all the numbers that you need to show that would be my recommendation to you.

My question is what have people used to filter the database you receive and simplify the production of letters and/or postcards?
