What’s most important is picking comps that are similar (e.g. same beds/baths, sqft, renovations, recently sold, etc.).

At that time, I'll be moving into one unit and renting the other.The duplex is in an upscale neighborhood in Los Angeles where units like this (3 beds, 2 baths, private yard, private 2-car garage, central heat and air) rent for $5000+ and comparably sized houses rent for $6500+.

@Joanna Lilly, unless you have a past track record of starting and completing BIG projects that are well outside your comfort zone, I would start with something small.  2 bed / 1 bath SFH rent, or maybe a 3 bed / 2 bath.

But, what I remember, is it is a foundation destroyer if veins of it run under a property and Jackson, MS is a hot bed for it.
