Dear BP freinds we are now facing a tough situation of collecting rent.

We can barely replace a roof on a SFH for $9k in my market. 

It's because of evil landlords like you buying up all the properties that this home would cost $9,000,000 today. 4) You spend money on unnecessary upgrades, like working furnaces which cause climate change, and push these microaggressions in my face to try and justify charging high rent. 5) If landlords didn't charge such high rent, there wouldn't be any homeless.

Most duplexes listed here barely cover costs with both units rented, if they even cover all costs.

I'm facing the same dilemma on the opposite coast.

In a deal like this one, where you are barely breaking even and always going to nervous about taking a loss when those unaccounted for expenses come round, the relative purchase price is much more important.  

The only way to work through your fears is to face them.

I cringe when I hear the words “ My realtor said said it’s a good investment” .I know I’ll take some heat on this but most realtors know virtually nothing about a “good investment “ .In my area they usually are barely getting by themselves and many don’t even have a retirement plan or own their own home .

We are planning to attend a GaREIA and some other local groups so we'll be showing our faces in the next few months.
