As far as the Pro vs Premium, the primary differential appears to be the access to forms and lease agreements which is incredibly beneficial, particularly by state.

How would you approach this with the tenant?

I am feeling incredibly overwhelmed as I dive into the possibilities of real estate. 

I have been advocating mixing up lists (not just absentee/investor) and going with more of a Benefits for the Seller approach. 

That's it for unit details that I have without approaching the seller.

Here is my approach to finding an area:I search by zip code and filter for zip codes where the population grew and the unemployment rate declined in the past 5 years.For the left-over zip codes, I look for low price-to-rent ratios.

I'm hoping success stories for this approach come pouring in.Feel free to tell me if I'm over-complicating this beast.
