Literally every day I think I speak with someone new from New York moving down here.Hi Dillon,I think there are definitely more Californians leaving the state but I don't think it's nearly as many to reduce the demand so that the supply can keep up - there is a housing shortage in CA and home building/residential land development has not been a big priority here (at least around where I live).

But decent multi fam in a decent area is in short supply and high demand.When I say that $200K can get your four units, I'm saying you should be able to find 4 rock solid decent semi detached/row homes for $50K each that are move in ready (probably without bells and whistles but that is OK) and will cash flow very nicely for you.

@Salvatore LentiniI agree with what you said mainly because I understand that in order for me to create lasting relationships with end buyers (investors) I have to supply them with profitable investments.

I wouldn't fight the appraised value unless you can prove the adjustments or parts of the appraisal were done incorrectly, and supply additional comps to be considered.Rather, I would go back to the seller to renegotiate.

We close on June 1 so I am working through the project planning and queuing up contractors/supplies etc and selecting finishes.
