I get why you would use a realtor before but it's silly right now. 2) seems like their main source of advertising is a hand draw "for rent sign" ha and 3) You've gotta take the hit and just lower prices till you get some interest.

As far as a $1,000 budget, I would probably do a few things:1) design and buy a back window sticker for your car (or tailgate of your truck) so when you’re driving around folks will see what you do (very cheap and effective advertising).

Also, the MLS in most states has pretty strict rules about advertising a property listed on the MLS, so I am not sure how the wholesaler then goes about doing that without liability.
