Although total remaining lease value was 100k it was better to take the money now and use the 40k for leasing commissions, a few months lost rent on the space, and tenant improvements for the new tenant.If the former tenant was pushed too much on the buyout they might eventually file bankruptcy and the landlord gets much less and waits longer for the money.

Now I have nice places that are sitting vacant for up to two months, even with price reductions.I don't know how many jobs were lost because many lived here but actually worked in other parts of the country.

That's what has happened to date.I have not meet the agent before this.I know from other agents, one month is standard when they lost, show, qualify, etc.I think if they bring the most qualified tenant, I would be fine with a commission/fee.

Doing this I've lost a couple of properties in a multi-offer situation, so my question is this:Is your initial offer always a low ball offer to make the math work or is your initial offer always full ask and then you utilize the home inspection to negotiate to your target price?
