I would hope really high.If I recall one of the last guests on one of the last Podcasts mention they ended up breaking even many years down the road from a property in an area just like your talking about.

In his town that full $32K of savings is probably more like a 10% down payment and closing costs on a duplex with 2BR units that he gets a pretty good deal on.For example the CHEAPEST active MLS for a 2unit there right now is $399K.
