I have had to take my rentals out of my LLC's to acquire a second on one rental and a HELOC on another. 

Today I got a text from one of my tenants saying she has had some breathing problems since moving in (2 months ago) and asked if I have ever done mold inspection.

I'd like to access this equity through a Home Equity Loan (HEL) and use it to make downpayment on another investment property purchase (12 unit bldg).I bought this 4-plex in my personal name with a conventional mortgage .

Well, since this thread is ice cold and perhaps everyone here is not aware of other conferences, here's a few on my radar.

Any tips/suggestions ?

On the flip side if I focus on paying the tuition off first I may miss a potential opportunity that could jumpstart my investment portfolio but at least I won’t have that debt to worry about starting my journey off.

My dad is a long time investor and I've picked a few things up from him, but the majority of my knowledge has come from consuming mass amounts of books, podcasts, and reading the forums here on BiggerPockets. 

I don't know much about gas stations though so if anyone has any tips or stuff to look out for I would appreciate it as I look more into it.

Rather than asking "how do I make my property work for me/cashflow?"

I want to start researching investor friendly agents in my area.
