Went ahead and made an offer and put down earnest money with the sellers realtor.  2 days later the realtor called me and said there was another offer, and they wanted my highest offer.

Your OP doesn't have much detail about your theoretical deal so don't get too far ahead of yourself.

The lenders I've visited with have not wanted to do the loan because of Regulation Z. 

Visit your area's property mgmt websites and see what houses are renting for.

Not saying...would prefer to keep the competition to a minimum :-)But there are areas that are not that large that have lots of varying reasons for people to want to go visit/work/play/get away.....They almost have to be found by happenstance....Most people look at the obvious areas.

I took a visit to Phoenix not to long ago and did drive through Apache, it seemed like it wasn't a very popular area but I could be missing something.
