Hi all,I currently own a single family home in Arlington, MA but am looking to rent it out to be my first rental unit in my portfolio as I'll be relocating to NYC.

Are QuadPlex properties appraised with comp sales like a single family or a duplex would be, or is it appraised using cap rates like apartment complexes are?

I am primarily interested in 2-4 unit duplex, triplex or quads in Mercer and Middlesex counties except Trenton under $150k or single units (condos, townhomes or SFH) under $100k in the same areas.

Hi Amiris,Thanks for your comment.We launched like 2 weeks ago with a half A$$ed website and ZERO marketing and already recruited 7 agents.I have had VC's throwing money at me like crazy but we are looking at bootstrapping for now until we prove the concept and maybe raise money on our terms.Looking at including all of these things in our online platform:Live support, training and “How To” video’s, various marketing templates, a CRM database management software, a DIY social media account set up, a DIY personal website set up, create own Dotloop signature tool, online continual education courses and a full blown real estate library of videos, tips, webinars, courses, etc..I'm super excited about this mate and believe it to be the new revolution of real estate brokerages Thanks again

@Scott RaleyEvery week I analyze every single 2-4 unit property on the market from Placer County all the way down to Merced, and run all the numbers like 1% Test, CoC Return, Gross Annual Yield, etc.

This is super inspiring....I'm realizing I wasted my youth!

I currently have 1 single family house, 5 duplexes, and a commercial property that houses my other businesses and office.

I am refinancing my current fha loan(single family house) to conventional.

I consider it to be one of the single biggest red flags in a potential customer.

Thanks for the kind words.I have found that doing exactly the opposite of what most people are doing can often be better than competing against the masses who utilize that one single strategy.I don't doubt they are probably successful, I don't doubt that at all.
