The rest of my advice would be about surrounding yourself with the right people in your new environment.

Obviously each deal is different and we don't know what the rate environment will be like but is that a reasonable realistic strategy? 

Which is why learning one particular strategy and not gaining an understanding and knowledge of real estate and real estate investing in general is going to limit the individuals scope and time frame and probably render them unable to recognize the change in market environment.  

I need a phone for these types of abuses and environments, my old flip phone has taken a beating and there is nothing wrong with it, it works fine.I'm interested in that Iphone or whatever, to watch weather radar and any location/position system out there as well as making calls.Any app suggestions or armor?

We've been fortunate to have done deals in many places and as localized as the Self Storage market is, it's critical to understand exactly what the local environment is and what investors and customers expect and what they might really respond to.
