Tried and true markets are water front (lake, river, ocean) and the mountains.

May of 2020, one of the duplexes was struck by lightning causing a rupture in the water heater gas line and had a significant fire. 

1 -MAke it a habit for self development and be patient with that ,  2- Network (but be humble) ,      3 - Always be the giver, ( don't try to network with the intention of what can they do for you, ) but how can I add to them  ( and if something happens, cool and both can be in a symbiotic relationship. 4- Make Sure YOur vision is bigger than Real Estate itself.. cos you will encounter a lot of set backs and you want to make sure your vision push you through it .   5 - Never think RE is black and white . ( ill semi quote a Bruce lee quote, I encourage you to google it)  Be like water , cos it has the ability to shape in any form ..

Not quite the same thing, but I recently lost most of a month waiting on a water certificate to close on a multifamily.

Then plant some agave and cactus, or similar....no more issues and no water bills ever again.FYI, I paid about $350 for a 20 ton truck....you'll need a Bobcat to spread it ($100 day). 

Water heater and furnace are both less than 10 years old.

You want a local guy that you have multiple policies with that will go to bat for you with a big insurer, unless they are waaay over priced…I got a great deal through my local Allstate agent and he’s dealt with 2 different $30,000 claims on toilet supply line water damage at 2 different properties.  

Paper wall paper that was glued with wall paper sizing/paste is easy to remove with hot water and rags.

The water heater won't light and there are few more minor problems.

For context, it's a $700-800k 2-unit MF, which I'm indifferent about in terms of going the owner-occupied vs pure investment route.
