I must say that I am growing very eager to step out take my shoes off and get my feet wet, however I don't want to rush into anything without my ducks lined up.The plans I have in mind that I think would allow me to step out and make things happen:Plan: bird-dogging for other investors in the area-save cash- get HML loan and acquire property-do 1st flip (if I start now I should be able to have this done by the end of the year or beginning of next year)Plan: become an assistant to an experienced investor and trade my clerical experience, critical thinking/problem solving skills, etc in return for on the job learningI was also thinking about wholesaling, but I am just learning how that worksAm I thinking the correct way as far as getting my feet in the shallow end and eventually wading out to the deep end?

I do want to be trained well, and I can sniff out bad habits (most times) like a hound dog and find the good habits (again, great point Joffrey) - there's an instinct involved and can tell which people want excellence in their lives.

He really networks with his buyers to find out what exactly they are looking for, and goes after those types of properties.I know most wholesalers and Bird Dogs only look at the smaller picture which is "how much money can I make off this deal".One well known wholesaler that I follow is Steph Davis from Tampa Florida, and one thing that I learned from her, and a few others, is you will get rich on skinny deals when you are not real greedy.
