My partner and I have completed numerous successful short sale transactions. (2 dozen plus) I feel we have good understanding of what works and what doesn't (although that is constantly changing.)

If it is a real good deal you may want to find a money partner or wholesale it for some quick cash.

If you feel your knowledge and experience are just as important as the ones putting in the money (of course they have to agree too), then make yourself an equal partner.

Perhaps your realtor friend and mortgage broker husband would be partners on a deal.

I've been thinking that it would be great to partner with a realtor who can look up expired listings (very motivated and disappointed), you can them and try for a low offer.

He has a partner in this venture ( not myself.)He seems to enjoy it, but has had is easy so far, because his rent is payed buy our government.

I have credit partners who will purchase the property and then put it in a land trust and the buyers will have 2-5 years to improve credit and get conventional financing.
