Hi Contractors and BPers, What is a good "binding bid" estimate to build a mid-century modern single family home in Los Angeles with quality materials?

Lot size 4,700sqft. 2 car garage. 

Where modern rustic/ post beam living design is a possibility within a mixed use venue...

The building looks to be in good shape and up to date with each unit at 1,600 sq ft, 2 car garage, newly upgraded electric, 06 roof and 10 yr. heaters (assuming this information is true).

If the house is on a concrete slab (as in Oklahoma/Texas), I would not install anything for flooring, and instead look into getting the concrete floor stained/epoxy coated.My next option is porcelain tile using a modern rectangular tile instead of square.

The ideal property would be a distressed property in need of a little rehabbing to make it modern and rental ready.

I know many are turning their garage into a small space, if they have a proper window, and then doing short term rentals. 

Inside was okay but rental quality, no garage, terrible yard. 

To put it in prospective, just two years ago, I bought a 3/2/ no garage with wall heaters and window AC.
