Target and now Amazon.Jumping on real estate near Amazon's HQ2 will be one of the biggest smartest plays in real estate over this next cycle as they hire 50,000+ earners making $100-200K ea. all looking for homes to buy, restaurants to eat out at, gyms to work out at, coffee shops to hang at, and all those supporting businesses will need commercial development!

The tenants in my buildings in that area are almost all college students as the location is ~ 300 yards from 25 bars, restaurants, shops, etc and very close to campus.

Such as water parks, exterior insurance and maintenance, manned guard gates, sometimes cable and internet, usually water utility, sometimes a sundries shop and/or restaurant at the pool, etc.. they're expensive usually, but if you are marketing correctly, you should be able to go way beyond the cost of ownership.
