Legally, I believe, the options moving forward would be: 1. the existing lease would have to be terminated due to one tenants death, and the security deposit returned to the legal guardians/ beneficiaries of the deceased. 

He posts a lot of videos and backs his opinions up with a lot of good statistics and research-Used to love Meet Kevin's real estate videos - now he's morphed into covering the economy as a whole (which includes politics, stock investing, etc).

I just see that this may be a tough situation to be put in where on one end you are providing services and opportunities for struggling individuals but on the other running a business where you will have obligations that need to be meet and juggling your image between the 2.  

I'd like to use an online legal source to set up a living trust containing one asset only: a single family home.
